How the calculator works out your SDLT
The tool applies SDLT banding to your purchase price based on the property type you choose (residential, additional residential, mixed-use, or non-residential). If you select first-time buyer status and you’re eligible, it applies first-time buyer relief by using the qualifying lower-threshold treatment. If you choose an additional residential property, it adds the higher-rate additional property surcharge (subject to the main residence replacement timing you provide).
Important details that affect what you actually pay
SDLT rules depend heavily on whether the purchase is your only home and whether you’re buying an additional property. If you’re replacing your main residence, the “old home sold on time” option can indicate whether the higher-rate surcharge may be avoided or reclaimed, but if your old home isn’t sold yet, the tool will warn that higher-rate SDLT may initially apply. Income is used only as an affordability indicator (it won’t change the statutory SDLT calculated).
Common mistakes (and what the tool can’t do)
SDLT rates and thresholds can change, and this calculator uses a simplified model for England and Northern Ireland rather than covering every edge case (like complex corporate structures or multi-property purchases). It also doesn’t include extra costs such as solicitor fees, mortgage fees, or survey/moving costs. Double-check that your buyer status and property type are consistent—e.g., first-time buyer relief won’t be applied to non-residential purchases, and “first-time buyer” can’t be combined with “replacing main residence.”
